JOB DESCRIPTION:

• Assistant Research Manager is in charge of business and market research of the real estate potentials of all regions of the Philippines ideal for the SM Group expansion;
• To be delegated major tasks by the Manager for Business Planning & Special Projects, and VP of Business Planning and Development for requirements pertaining to business/real estate research, regional expansion efforts, and other tasks as may be assigned from time to time for the SM Group;
• To handle assigned research projects and manage a group of research analysts.
• Undertake market research, market feasibility study, and best-use study of sites in key cities and municipalities in key regions of the country (i.e. residential, office, retail, industrial, hotel.
• Undertake competitor research in all regions of the country across all residential product type.
• Undertake thorough research on all development restrictions and policies of all cities and municipalities suitable for residential development e.g. CLUP, ordinances, and national policies and restrictions.
• Conducts market research, industry report, market valuation and competitor scan, as requested by management.

SKILLS AND RESPONSIBILITIES:

• Graduate of Business Management / Economics / Finance or business-related courses.
• With minimum of five (5) years experience in real estate industry.
• With background in research and financial modelling.
• Good oral and written communication skills.
• Strong analytical skills.
• Proficiency in MS Office Applications (Microsoft Excel and PowerPoint).
• Must be willing to work onsite in Pasay City.
